APPROVED Bungalow to House Rebuild


Working with a planning agent Planning4Property.com helped obtain planning permission, within eight weeks,
to demolish 80% of a bungalow and then rebuild a new triple storey country house.

Planning4Property.com designed the new house, presented the plans and elevation plus wrote the design statement.

Planning4Property.com worked closely with the owner to create a wonderful new home. A small part of the bungalow was not redeveloped due to a recent investment in a new kitchen, utility room and conservatory. In the new building's roof area a garden and gymnasium was created with a slide back opening glass roof.

Our plans and clear computer generated images showed the planning officers a very precise proposal. This project was approved without any planning amendments.

APPROVED Side Extension, Garage & Loft Room

Planning4Property.com was asked to design and obtain planning permission to create a side extension containing a new garage,
bedroom, shower room and enlarged kitchen plus a new loft hobbies room.

The property is situated along the border of a conservation area so strict focus on detail was made to the front and side
of the extension to make it look as if it was built at the same time as the existing house.

By planning in the roof conversion at the same time as the extension building it saved a considerable amount of money and allowed the
available budget to cover both projects.
The builders knew exactly what they had to build so the building costs quoted were
more accurate with no over/under estimations.


APPROVED MOT Garage Frontage & Workshop

The front steel work was designed to be manufactured off site and then assembled in place.

Planning4Property.com designed an addition to the front of a MOT garage to meet strict VOSA rules.

Four metres was needed to be added to the existing building along with a new area where the public could wait, in safety, while their vehicles were being tested.

Part of the rules required members of the public to see their vehicle being tested so Planning4Property.com created a double storey extension with windows looking down into the testing bay.

The building was approved by the planners and VOSA inspectors without any amendments. A second application was also created to enclose the side of the building making a secure vehicle parking area to avoid possible vandalism or theft.

Our plans clearly presented the proposal for approval.

APPROVED Church Extension Render Styles

Planning4Property.com was asked to provide cgi impressions to show different render styles of a church extension in Reigate, Surrey.
Before the planners approved the proposal they wanted to agree the exact render style as part of the granted permission.

APPROVED Side & Rear Extension

Working closely with the owners Planning4Property.com designed and illustrated a ground floor extension to utilise the available space at the side and rear of their house.

The design enlarged the lounge and kitchen, created a utility room and family room to make this house a more practicle home for family life.

A detailed colour planning permission application, design brief and CGI illustrations were submitted to show the planning officers and neighbours a clear representation of what was proposed.
